This Cape Cod was looking for more space for enertaining so I created a 3D model to help us visualize what size the addition should be and how many people it could fit. I began by drawing up the floorplan and testing different party sizes to see the maximum number it could accomodate.

The plan shows the new room but also calls for modifications to the existing kitchen doorway to make a completely open passage instead of a framed opening. The new room would have a slider out onto the existing deck as well as a cathedral ceiling with skylights to maximize the natural light.

After the first presentation of these materials, the client was interested in phasing the project to start with modifying the opening only. As lumber prices soared this prudent financial decision saved the homeowner a ton of money and still significantly improved the flow and layout of the home. Project scopes sometimes grow beyond what was initially proposed and sometimes get simplified to better meet the needs of the home. My job is not to push for more change but rather to find the best solution.
